Design
Alliance Leisure partner with a number of leisure specialist architects with a wide range of experience and complimentary skills. Architects are selected for each project based on project requirements, fees, workload and specific leisure experience.
Design commences with affordability, feasibility and is driven by demand to establish a new commercially viable space. Starting with the establishment of a business case, with capital affordability foremost in our vision, our design teams have delivered schemes based on consumer demand and revenue opportunities. This has resulted in developments where underused space has been revitalised to become vibrant new facilities that contribute positively to budgets. Alliance works at risk to scope affordable schemes with the client before embarking on architectural led fees.
Alliance Leisure use a Gateway review system which clearly identifies, and lists tasks required and the persons responsible throughout the various stages of the project. The gateway system is based on a 4-stage plan clearly outlined below against the RIBA Plan of Works. The Alliance Gateway approach defines each stage of design; from initial concept designs with indicative block planning at project scoping, to a developed design with architectural layout designs at cost confidence and the detailed technical design at cost certainty.
Build
Alliance Leisure offer a Turnkey Development Partner solution to procuring a range of leisure related services; starting a Development involves finding and coordinating several companies, with Alliance there is one agreement, one relationship.
Appointing Alliance as a Development Partner has proven advantageous to Local Authorities, and any strategic operating partner, through a consistent and team-oriented approach to maximise best value and project effectiveness. By entering into a Development Partnership with ALS, Local Authorities would seek to benefit from the exchange of innovation, reduction in tendering/estimating costs, improvement in efficiency and cost of delivery. This is delivered via effective resource utilisation, better identification and transfer of risk, its management and allocation, and ultimately leading to the improvement in quality and service to the end user and subsequent economic and social sustainability of provision.
Alliance has partnered with a number of leisure specialist building contractors who understand our ethos of delivering quality developments on time and on budget to ensure the right team is brought to each project, based on the nature of the project, location and specific project requirements. Alliance work on the client’s behalf, entering into the building contract, and offer a complete construction project management function in tandem with the full project delivery team. The build process commences with block plans and square metre costs to assess affordability. Once the client has decided to proceed to the next stage, a maximum capital cost is tabled and underwritten (by the client), allowing detailed finances and designs to be agreed. Once approved and contractual arrangements are finalised, the project will commence with a pre-agreed programme, to ensure completion dates are met.

Appointing a traditional project management company to oversee the build is only one part of the equation if a project is to be successful. Project delivery looks beyond the construction requirements to consider what will be necessary to deliver a scheme that meets the wider remit of on-going operational effectiveness and financial viability.
Initially we work with clients prior to build to establish and agree a viable business case, with consumer demand and capital at the heart of the process. This then informs the build requirements.
We deliver value from the outset, by working with partners to:
– Scope the project
– Finesse and finalise designs
– Provide fit out solutions within budget
– Co-ordinate installations
– Co-ordinate marketing (launch, brand, collateral etc)
– Support personnel
– Provide operational expertise in running the new facilities inclusive of:

– Product ordering for opening
– Liaise with the project team to resolve project issues and ensure that if problems arise (which they will within construction projects), that they are presented with solutions enabling the client to make informed decisions in an expedient and cost-effective manner.
Under this contract structure, ALS enters into a ‘Project Delivery’ contract on behalf of the client for the overall project, inclusive of:

– Specification
– Programme &
– Fit out
Alliance Leisure commits to the capital cost of the project and enters into the underlying contracts, such as:
– The JCT
– Equipment supply
– Project Management & CDM
In doing so, Alliance shoulders the delivery risk of the project – If the cost of the project exceeds budget or if the scheme overruns, it is Alliance Leisure’s responsibility.
ALS provide a comprehensive approach to scope, source and integrate all the required equipment and associated services into the new facility.
Adept at fulfilling this role on behalf of clients and, over the course of more than 100 projects, ALS have developed relationships with a vast number of suppliers who share a ‘can do’ ethos.
By working with companies that meet pre-determined standards and requirements, it is possible to drive down costs, promote sustainability and ensure competitive rates with supply chain partners. Once appointed, suppliers become part of the delivery team and are involved in design and delivery meetings, so that all services are clearly understood.
Alliance Leisure only uses leisure professionals with a proven track record in Project Managing leisure projects to a high standard and within an agreed fixed budget. Alliance ensures alignment between the project and the business and the strategic goals of Local Authorities. The PM manages the cost control of the construction budget and fundamentally ensures the project is delivered on time, on budget and to a high standard.
Fund
For local authorities and leisure trusts the capital to improve leisure facilities can be the heart of the problem. At Alliance Leisure it’s the heart of the solution.
The Company’s design, build and contract structure enables developments to be achieved without the need for capital expenditure.
All project requirements are packaged into a single, fixed monthly payment. This is made affordable from revenue generated by the new facilities. The principle advantages are in the risk management supported by a proven track record in delivering quality developments.
No payments become due until the new facility has been completed, fully fitted out and ready to operate. Development and payments costs are fixed, reducing financial exposure and eliminating cost overruns.
Support
Alliance Leisure offer Development Support as an added value option to provide the best platform for success; delivered by TA6, the most results-driven, creative training and marketing brand in the UK leisure industry. TA6 have a proven track record in ensuring communication to all key stakeholders is strong and on-brand. Development Support commences with a detailed communication strategy which is broken down in to three key phases, pre-construction including key dates and activity, construction with PR updates and pre-launch marketing plans & post-construction with launch events and impact sales teams.
Alongside Development Support, TA6 provide a vast range of standalone support; including sales, marketing and retention services to leisure operators looking to grow income and invest in their staff’s development.
